Conditions of Sale Policy

Purchaser agrees to comply with all local codes and building regulations. The project plans featured in Sandmann Specialties site are prepared by independent designers. All plans comply with national recognized building codes (either the Uniform Building Code, Standard Building Code, or Basic Building Code) in effect at the time they were drawn. Because local and state building regulations vary from region to region and are constantly changing, absolute conformance to purchaser’s specific requirements is impossible. Therefore, Sandmann Specialties authorizes the sale and uses of these plans expressly conditioned upon the purchaser’s obligation and agreement to strictly comply with all applicable codes, ordinances, regulations and requirements. Note that certain states require the services and seal of an architect registered in that state.

Purchaser agrees to check and verify all dimensions and materials before construction. Due to regional variations, Sandmann Specialties cannot and does not guarantee the availability of any materials or products suggested or specified on plans. Any discrepancies or questions must be reported to the respectful designer/architect prior to the start of construction.

Purchaser agrees that the use of the plan is for the construction of one project only, and that the plan or any part of it will not be reproduced by any means without the written consent of the copyright owner.

Prices and conditions are subject to change without notice. All sales are final, no refunds.

All construction plans ordered through Sandmann Specialties are provided as-is and Sandmann Specialties disclaims all other warranties, express or implied, including merchantability or fitness of purpose. Construction plans may not be returned for credit and/or refund under any circumstances. Sandmann Specialties is not liable for incidental, special, consequential, or indirect damages of any kind, including, but not limited to, loss of anticipated profits, business opportunity, or other economic loss arising out of the use of services or any construction plans received from Sandmann Specialties even if Sandmann Specialties has been advised of the possibility of such damage.

It is the customer’s responsibility to ensure the accuracy, compliance with applicable statute or regulation, and fitness of purpose of any plans or construction information received from Sandmann Specialties prior to use thereof. In the event any liability is imposed on Sandmann Specialties, The Sandmann Specialties’ liability to you or any third party shall not exceed the price paid for Sandmann Specialties’ product.

It is the customer’s responsibility to verify the contents of an order they place with 30 days of receiving said order. In the event that an order is missing specific items or contains the wrong plan, customer must contact Sandmann Specialties immediately.

This site may contain other proprietary notices and copyright information, the terms of which must be observed and followed. Information on this site may contain technical inaccuracies or typographical errors. Information, including product pricing and availability, may be changed or updated without notice. Sandmann Specialties and its subsidiaries reserve the right to refuse service, terminate accounts, and/or cancel orders in its discretion, including, without limitation, if Sandmann Specialties believes that customer conduct violates applicable law or is harmful to the interests of Sandmann Specialties and its subsidiaries.

Each blueprint published on this website was designed to meet or exceed the requirements of the nationally recognized building code in effect at the time and place the plan was drawn. Typically, blueprints designed after the year 2000 conform to the International Residential Building Code (IRC 2000 or 2003). The IRC is comprised of portions of the four major codes below. Plans drawn before 2000 conform to one of the four recognized building codes in effect at the time: Building Officials and Code Administrators (BOCA) International, Inc.; the Southern Building Code Congress International, (SBCCI) Inc.; the International Conference of Building Officials (ICBO); or the Council of American Building Officials (CABO).Although our blueprints were designed to adhere to a national building code, they may not meet all local codes for the area in which you plan to build. Differences in climate and geography throughout the United States and Canada demand that each state, city, county and municipality has its own building codes. These codes can include building regulations, ordinances and zone requirements. This may require modifications to the blueprints to achieve compliance with local building codes before construction begins. In addition, many local governments may require you to obtain permits and inspections before and during construction. We authorize the use of the blueprints on the expressed condition that you consult with a local architect, residential designer or engineer prior to beginning construction and strictly comply with all local building codes, zoning requirements, and other applicable laws, regulations, ordinances and requirements. Note: Structures to be built in the state of Nevada must be redrawn by a Nevada-registered professional. If you plan to build in Nevada, it is necessary that you contact your local building departments for more information. ARCHITECTURAL AND ENGINEERING SEALS.  Some cities and states require an engineer or licensed architect to review and “seal” (officially approve) a blueprint prior to construction. Our plans do not come with an architectural seal. Therefore, we strongly recommend you consult with your local building official to see if such a review is required. It may be necessary to have your plans sealed by a local professional.

The designers of these plans have put substantial effort and care into the creation of their blueprints. However, since we cannot provide on-site supervision, consultation and control over actual construction, and because of the great variance in local building practices, building requirements, and soil, seismic, weather, and other conditions, WE MAKE NO WARRANTY OF ANY KIND, EXPRESSED OR IMPLIED, WITH RESPECT TO THE CONTENT OR USE OF THE BLUEPRINTS, INCLUDING BUT NOT LIMITED TO ANY WARRANTY OF MERCHANTABILITY OR OF FITNESS FOR A PARTICULAR PURPOSE. ITEMS, PRICES, TERMS, AND CONDITIONS ARE SUBJECT TO CHANGE WITHOUT NOTICE.
